What We Evaluate on Every Naples FL Home Inspection

Every accessible system and component gets documented. Written findings, photos, and video on every defect we observe. No checklists. No shortcuts.

Roof & Attic

Covering material condition, flashing, penetrations, drainage, ventilation, and insulation. Evaluated by inspectors who hold a Florida Roofing Contractor license — not just someone who climbed a ladder.

Electrical System

Panel, wiring, outlets, switches, and visible components. We check for safety hazards, improper installations, and conditions that warrant further evaluation.

Plumbing System

Supply lines, drain lines, fixtures, water heater, and water pressure. Every faucet runs. Every drain is tested.

HVAC

Heating, cooling, and ventilation evaluated for function, condition, and age. We note what's working, what's struggling, and what's approaching end of service life.

Foundation & Structure

We evaluate what's visible and accessible. Cracks, settlement, moisture intrusion, and conditions that warrant a closer look get documented clearly.

Windows & Doors

Every operable window and door tested. Latching, sealing, operation, and condition documented.

Interior

Walls, ceilings, floors, and finishes evaluated room by room. Water staining, cracking, damage, and deferred maintenance all get noted.

Kitchen & Bathrooms

Fixtures, ventilation, appliances, and plumbing all evaluated. Nothing gets skipped because it's inconvenient to check.

What is a home inspection, and why is it important for Florida homeowners?

A home inspection is a thorough check of a property's condition, covering systems like plumbing, electrical, and roofing. It helps Florida homeowners identify potential issues, especially with the state's weather, like storm damage or mold, ensuring safe living conditions and helping with insurance.

What are the key areas that a home inspection in Florida should cover?

A Florida home inspection should check the roof, plumbing, electrical systems, HVAC, and foundation. Additionally, it's important to look for mold, pests, and any damage from storms or humidity, common in Florida's climate.

How long does a home inspection typically take in Florida, and when is the best time to schedule one?

A home inspection in Florida usually takes 2 to 4 hours, depending on the home's size and condition. It's best to schedule it after your offer is accepted but before closing, giving you time to address any issues found.

What qualifications and certifications should homeowners look for when hiring a home inspector in Florida?

Home inspectors in Florida must complete a 120-hour state-approved training, pass a state-approved exam, undergo a background check, and carry $300,000 in general liability insurance. Certifications from organizations like InterNACHI or FABI can indicate additional expertise.

Is a home inspection really worth it?

Yes, a home inspection is worth it because it helps identify hidden issues with the property, like plumbing or electrical problems, before you buy. It can save you money on costly repairs and ensure your home is safe and up to code.

Who pays for a home inspection in Florida?

In Florida, the buyer typically pays for the home inspection. This is because the inspection primarily benefits the buyer by identifying potential issues with the property. However, in some cases, sellers may agree to cover the cost, especially in competitive markets or if they conduct a pre-listing inspection to address issues before listing the home.
