Getting a home inspection is essential when you’re purchasing a new home, but did you know that there is a type of home inspection that is specifically meant for obtaining a homeowners insurance policy? It’s called a four-point inspection, and it involves checking the home’s four most important elements: the roof, HVAC, plumbing, and electrical systems.

The Basics of a Four-Point Inspection

Since these four elements are related to most home insurance claims each year, focusing on these systems helps insurance companies assess risk. Here’s what a standard four-point inspection entails:

  • Roof – Replacing a roof is very costly, and insurance companies want to avoid paying for roof repairs or replacements if possible. That’s why they will require you to get a four-point inspection and get your roof checked out. They’ll want to know the age and condition of your roof and be alerted to any issues, such as missing shingles.
  • HVAC – Checking the heating, ventilation, and air conditioning system is an important part of four-point inspections. The older the system is, the more prone to issues it is and the sooner it will need to be replaced. Checking out the HVAC helps insurance companies factor in this information when offering you a policy.
  • Plumbing – During a four-point inspection, it’s important to check the pipes and other plumbing fixtures for signs of age or other issues. However, inspectors will only check the parts of the system that are visible. Any pipes or other parts of the system that are inaccessible won’t be inspected visually.
  • Electrical – Four-point inspections are usually required for homes that are older than 40 years because insurance companies want to check for old building practices that have been phased out. If your wiring is old or the electrical system is not up to par in any way, they’ll want to know.
